Our Fees

  • Legal fees: From £1,400 + VAT (20%). A fixed fee will be agreed before work begins.

  • Acting for your lender: £300 + VAT + disbursements (if applicable).

Disbursements

Disbursements are third-party costs handled on your behalf for a smoother process, typically including:

  • Office copy entries and title documents from the Land Registry: from £3 per document

  • Leasehold/freehold enquiries

  • Estate Agent’s fees

Additional Legal Services

  • For leasehold property sales, an additional fee of £300 + VAT applies.

  • Fees may also be payable to your managing agent or landlord for providing replies to management enquiries.

  • Any other additional legal work will be quoted once the details are known.

How Long Will My Sale Take?

The average process takes around 6 weeks to exchange contracts, though this may vary depending on the parties in the chain.

Stages of the Process

  • Taking your instructions

  • Drafting the contract of sale

  • Providing title to the purchaser’s solicitors

  • Responding to enquiries raised by the purchaser’s solicitors

  • Agreeing the Transfer document

  • Reporting to you throughout

  • Completing the sale

  • Settling any charges registered against the property

The process may vary depending on the specifics of your sale.

Important: If the sale does not proceed to completion, you will be charged for the work carried out at an hourly rate of £300 + VAT.
